Assuming the tenancy agreement is an Assured Shorthold Tenancy (AST) there are two routes to claiming possession of your property:

Section 8 Possessions

(usually when there are arrears of rent)

Section 21 Possessions

(for when a fixed term tenancy has come to an end)

Both begin with the preparation and service of the relevant notices.
